If you're a new loan signing agent, it’s a good idea to download and print this sample loan package so you can become familiar with the documents before walking into a real closing.
This is not a complete list of every document you may encounter in a real estate transaction, but it does include many of the most common forms used in loan signings.
You may notice the Loan Application (1003) included in this package is an older version of the form. While newer versions are now standard, you will still occasionally see older 1003 forms in certain loan packages, refinance files, or lender-specific transactions.

The more familiar you become with these documents, the more confident and professional you’ll appear during signings. A good loan signing agent knows how to guide signers through the package smoothly, recognize common lender vs. title documents, and identify when something may be missing or incorrect before the package is returned.
In Tennessee, a document must contain proper notarial wording (notarial certificate language) for the notarization to be valid.
Remember: it is up to the signer or receiving party—not the notary—to determine whether they need a jurat or an acknowledgment attached to the document. A notary may describe the purpose of each notarial act, but should never choose for the signer. Choosing the notarial act for someone could be considered the unauthorized practice of law.
A jurat is used when a signer is swearing or affirming that the contents of the document are truthful. The signer must personally appear before the notary, sign the document (or acknowledge they signed it), and take an oath or affirmation regarding the truthfulness of the document’s contents.
Unlike an acknowledgment, a jurat requires the notary to administer a verbal oath or affirmation. Simply stamping the document without administering the oath is an incomplete notarization.
Common documents that may use a jurat include affidavits, sworn statements, depositions, and certain court-related documents.
